Is Explosive Growth Putting North Venice and Toscana Isles at Risk of Widespread Flooding?

This overburdened system is already struggling to manage the massive volumes of water from existing communities, and further development will only add to the strain, potentially causing failures and widespread flooding.
  • Recent development proposals, such as Wisdom Townhomes, have ignored critical infrastructure needs, including sidewalks for schoolchildren and the 50–60 ft setback required near the Toscana Isles North Entrance. These oversights compromise the safety and accessibility of the neighborhood, raising concerns for both residents and city planners.
  • The plan to build on Tract 17 (next to Toscana Isles) could undermine flood mitigation efforts, especially since Sarasota County’s petition to preserve this parcel as wetlands remains unresolved. Wisdom’s sudden move to “find” a buyer for the parcel containing the weir adds another layer of uncertainty, as building over such a vital stormwater system with failed mitigation areas is almost certain to lead to problems.
  • Given the limitations of city and county resources, officials have advised residents to obtain flood insurance and take personal precautions. This guidance signals that institutional protection may be insufficient and that community members must be proactive in safeguarding their homes.

The Planning Commission Denies Wisdom Townhome Proposal

Main Reasons for Denial

Single Access Point:

  1. The planned development included only one access point to Gene Green Road. With the anticipated volume of resident vehicles and the frequent use of the road by commercial tractor trailer trucks, having just one entrance and exit raised significant safety concerns. Additionally, Gene Green Road is a private road, and its use for community traffic was questioned in terms of appropriateness and safety.

Stormwater Drainage and Flooding Risks:

  1. The proposal called for constructing a bridge over the main stormwater drainage ditch that serves the surrounding properties. Members of the commission were concerned that this bridge could impede the flow of water, potentially leading to flooding in the area.

Residents are strongly encouraged to voice their concerns regarding flooding and overdevelopment at the Venice City Council meeting on December 9th at 9:00 AM. Collective action is needed to ensure that the city prioritizes safety and sustainable growth over unchecked expansion.

It is our hope that our City Council takes a hard look at the flooding and traffic issues that already exist due to the extensive development in the Knights Trail/Laurel Road area and subsequently supports the denial decision already made by the City's Planning Commission.
